What leak detection actually is

Leak detection is not plumbing repair. It is the diagnostic step that happens first: isolating each pressurized zone, confirming which loop is losing water or gas, and then narrowing the break to roughly a square foot using acoustic correlation, thermal imaging, inert tracer gas and pressure decay testing. In San Diego that distinction is worth thousands of dollars, because the alternative is opening concrete on a guess.
Coastal soil hydrology makes the western half of the county its own problem. From Oceanside and Carlsbad down through Encinitas and the Chula Vista bayfront, marine-influenced sand and lagoon fill stay damp and conductive year round. That chloride-bearing moisture in continuous contact with under-slab copper strips the protective oxide film and drives galvanic pitting — almost always on the hot side first, where elevated temperature accelerates the reaction. Those same permeable soils move escaping water laterally along sandstone bedding planes, so the damp baseboard is frequently nowhere near the actual failure.
Inland valley clay foundations fail by a different mechanism. Escondido, El Cajon, Santee, San Marcos and the East County sit on expansive clays and decomposed granite that take on water each winter and shed it through triple-digit summers. The resulting swell-shrink cycle lifts and drops the slab in uneven planes, and rigid supply lines cast into or running beneath that concrete absorb every bit of that movement at their joints and bends. Add hillside pressure zones running past 80 psi and hard mineral content scouring pipe walls from the inside, and hot-line pinholes show up decades earlier than they should.
Concrete slab leaks under Southern California residential and commercial foundations are the highest-stakes version of the job. Post-tension slabs in newer master-planned tracts cannot be cut blind without risking a tendon. Mid-century slabs in La Mesa or Old Escondido were poured over untreated soil with thin-wall copper and no sleeve. In both cases the only responsible sequence is: isolate, verify, locate, mark, then open. That is the entire discipline — and it is what we do on every call.
